TERMS & CONDITIONS
- No smoking within the building entrances or in the courtyard.
- Noise must be kept to a reasonable level at all times and a minimum between the hours of 10pm and 7am.
- No large events or parties, without approval from management.
- Tenants are responsible for garbage removal (taking to the curb on garbage day and restoring the empty bins). Please separate garbage, recycling and organic waste.
- Tenants must leave the unit and building in the same condition in which they found it.
- All keys/fobs must be returned upon their departure or a fee of $100 will be charged.
- The tenant may install decorative items, without damaging the house foundations - all other changes must be permitted by the landlord.
- Laundry available in all apartments unless otherwise stated.
- Outdoor parking available at $150/month, or garage parking at $250/month. Spaces limited.
- Units must be rented for a minimum of 1 month, and a maximum of 1 year with monthly pay.
- Cancellations 15 days before: full refund minus the service fee.
- Booking must be made by guests aged 25 or older.
- Guests must present issued government ID prior to check-in ( international guests will only be allowed to present passports as identification).
- Tenant insurance is required.
- Termination is possible when; when the tenant does not pay rent when due, damages caused by the tenant to the rental unit or building, tenant or tenants pet substantially interferes with the enjoyment of other tenants or landlord.
- The landlord must keep the units in good condition and comply with all health, safety, and maintenance regulations.
- Electricity, heat, and water are the responsibility of the landlord.
